Calumet Services Ltd was appointed to undertake the procurement, installation and commissioning of the mechanical services for Willow Gardens, a purpose-built extra care housing development delivered for Sandwell Metropolitan Borough Council.
The development provides 90 self-contained one and two-bedroom apartments for residents aged over 55, including five fully wheelchair-compliant apartments. Designed to support independent living alongside access to 24-hour support and tailored care services, the scheme also incorporates a range of communal and resident facilities, including a hairdressing salon and commercial kitchen.
Delivered under a traditional contract, the mechanical services were installed by Calumet in accordance with the design developed by the client’s consulting team.
THE MECHANICAL SERVICES PACKAGE INCLUDED:
- New central plant room and district heating system, distributing heating to individual Heat Interface Units (HIUs) serving each apartment.
- Individual LST radiator heating systems within each apartment.
- Complete domestic hot and cold water services serving apartment kitchens, bathrooms and communal facilities.
- Mechanical ventilation systems serving the kitchens and bathrooms within each apartment.
- Domestic water services incorporating Category 5 protection serving the refuse store.
- Gas services serving the plant room boilers, together with a dedicated sub-branch serving the commercial kitchen.
- Heat recovery ventilation and air conditioning systems serving the communal areas.
- Complete above-ground soil, waste and drainage systems.
- Comprehensive Building Management System (BMS) controls for the central mechanical services.
- Full sprinkler installation throughout the development.
- Complete testing, commissioning and chlorination of the installed mechanical services.
