Calumet Services Ltd was appointed to undertake the design, procurement, installation and commissioning of the mechanical services for The Crown Works, a major Build-to-Rent (BTR) residential development comprising 203 apartments and penthouses.
The development is arranged across four new buildings ranging from four to eight storeys and provides a high-quality mix of one, two and three-bedroom apartments centred around a raised landscaped courtyard.
In addition to the residential accommodation, The Crown Works incorporates an extensive range of communal facilities designed specifically for the Build-to-Rent market, including concierge facilities, shared gardens and terraces, dining and meeting spaces, a gymnasium and dedicated work-from-home areas. The development also incorporates commercial accommodation at ground-floor level.
Delivered on a design and build basis, Calumet provided a comprehensive and fully coordinated mechanical services package across the residential, landlord, amenity and associated areas of the development.
THE MECHANICAL SERVICES PACKAGE INCLUDED
- Complete domestic plumbing services serving the residential apartments and associated areas.
- Landlord boosted cold water services (BCWS) and associated distribution systems.
- Complete plumbing and sanitaryware installations throughout the development.
- Complete above-ground soil, waste and vent systems serving the apartments and associated facilities.
- Individual Mechanical Ventilation with Heat Recovery (MVHR) systems serving the apartments.
- Complete ventilation and ductwork systems serving designated areas throughout the development.
- Smoke ventilation systems serving the relevant communal and circulation areas.
- Comprehensive Building Management System (BMS) controls for monitoring and control of the mechanical services.
- Sprinkler systems providing coverage to the residential accommodation and car park areas.
- Water treatment of the completed mechanical services installations.
- Thermal insulation to associated pipework, ductwork and mechanical services.
- Full testing and commissioning of the installed mechanical systems.
The project demonstrates Calumet Services’ ability to deliver a large-scale, fully coordinated design and build mechanical services package within the Build-to-Rent residential sector, successfully integrating extensive mechanical, ventilation and life-safety systems across more than 200 individual homes together with communal, landlord and amenity facilities.
